We decided that a good cleanup, painting, landscaping and staging just one room would be enough for this property!  The owner had some asian influanced pieces we saved from the estate sale to use for staging - they mix well with my pieces.  Turned out nice!

Additional Staging!  I staged this 5400 sq.ft. home three months ago.  Initially, the realtor  and I decided on focusing on the Living Room & the Dining Room three months ago, but the property has not sold yet so we decided to go a little further with the staging.  We focused on the downstairs living spaces and a separate building that is outside.

Featured are before & afters of the two new areas I concentrated on with the second phase of staging.  The house is huge and called for furniture that is much larger and in scale with the rooms.  I tried out a new vendor for some of the pieces I used and I could not be happier.  I carry a minimal inventory of furniture and then fill in with accessories that I hand pick for each property.  Personally, I think the house turned out great!

If price wasn’t an issue - I maybe would have staged the master bedroom, because as a stager of course I would…I’d like to see every room staged, but a seller/realtor has to know when to stop and I understand that as well.

Altadena Listing

One of the things I love about my job is that I get to see houses, houses that I never even knew existed!  Of course, LA is a huge town, but I had no idea that Altadena had a gated community with new track homes.  It is a beautiful community for someone wanting to downsize into a newer home and still have access to downtown LA & Pasadena.

This was a property that the agent and I ran through room by room and de-cluttered and rearranged.  I wish I had taken before photos of the spaces.  Oh well…next one!

Recently worked with the owners of this house and with Janice McGlashan, the listing agent, on this property.  I went out on this listing and put together a full staging report and the owners executed almost exactly what I suggested to prepare their home for sale.  I love this type of listing!  I gave them a plan, they executed, I came in at the end to do a few tweaks here and there and voila!  Congrats!

5288 Gould, this is the third time I’ve been involved with this property.  A couple of years back the people who built the house, I helped them with selection of all of the colors for the house.They then sold the property because they decided to move to Laguna Beach.  

Now, it is for sale again and the new owners have done a fantastic job selecting furniture, etc. for the house, so my job was fairly easy here!  We did a little tweaking here and there with their beautiful furniture, de-cluttered a bit and wow - the house looks amazing.  The view at this house is just something to behold!

Where has the spring gone?  I don’t feel like I’ve been as busy as last year, but when I look through the MLS I realize I have been working!  It’s just been in a little different way than in springs of past.

It seems like today’s sellers are taking the comprehensive reports I put together during our initial consult and then executing the suggestions themselves.  Do they do all of my suggestions, NO, but they do most.  Do the rooms look like they would had I actually done the staging myself, NO, but they do a pretty good job.  

When I’m actually involved with the process of preparing the house for photos & caravan, I’m looking at the house from the perspective of how the camera is going to take in the room with the furniture arrangements, the accessories, etc.  I am trying to add the most drama & expand the room by furniture arrangement and placing accessories in order to make the eye travel through the photo and create balance.

Listen I’m just being realistic, even I have to edit my own house for photos.  My friend and I took a video of my house a while back and I took about half of the accessories out of my house for the video.  Editing of every house just has to happen in order to create space that translates through the lens of the camera.

Realtors, encourage your sellers that by having a stager involved the most important marketing tool for the property, the photos, are going to be so much better.  You need to have a second pair of eyes to look at each room and prepare it for the camera & for buyers.

From time to time, when I go on my standard staging consultation I am blown away by the talents of the sellers.  This listing was one of those times when I felt as though I was walking into a magazine shoot.  Each room has such detail, but flows from room to room seamlessly is such a way that we did not want to change too many things about this property.  Each home requires a “second eye” so that depersonalizing and de-cluttering is executed properly.  I only consulted & supplied a staging report with this owner and they executed the suggestions perfectly!  Well done sellers!

Check out the latest staging project I did over the holidays.  I am IN LOVE with this house.  Typically when I go into spanish homes I feel like they are cold and dark - this house is warm, cozy and has a ton of natural light.  Something about it makes you think about entertaining with your family and friends instantly!  It is a beautifully laid out family home that has all kinds a little nooks for outdoor entertaining as well.  LOVE LOVE LOVE!

Wow…I loved this house.  Kind of a mix of a hacienda style home but in craftsman style!  Such beautiful outdoor living space that you can see from almost every part of the house.  The master has a beautiful private courtyard all it’s own…If you love outdoor living - this house is just so serene!  Also has a two bedroom / one bath guesthouse that also opens out into the large courtyard area with a beautiful pool!  This house screams ZEN and at the same time Entertaining!

This house was vacant and not selling for over 7 months…I staged it, the sellers changed their listing agent and the house sold in less than a week!  Love it!

It is always fun to transform a space completely - nothing there to work from just my own creativity.  This is a listing that has been sitting on the market for quite a while and has now been listed with Janice McGlashan.  It will be fun to see how fast it is sold now that she is the listing agent and it has been staged moi!

Well, this has always been a house that I have been curious about on Alta Canyada Road and it went on the market officially today!  I consulted with the homeowners and they executed all of my suggestions!  Love that!  It is a great house on a lot and a half!  $1,095,000 and it is about 2300 sq.ft. with the most adorable backyard!  Check it out!

In Escrow!  I think in less than 60 days!  This was a great house just needed some updates by taking down wallpaper, moving furniture around and bringing in a lot of great accessories.  The home is was a great family home for a wonderful family for over 30 years and it was a pleasure to make leap into 2011!  I used all of the furniture the owners had already and just freshened things up a bit.  What do you think?

SLIPCOVERS!

Times are changing and your clients don’t always want to rent furniture or buy new.   As you can see in these pictures the look of slipcovered furniture can really change a space and pull things together nicely for the clients.  I work closely with the client and my slipcover source to find a look that will go into their current house nicely and will move perfectly to their new homes.  This makes the homeowners happy to know that they are investing in making their home look great to sell, but also they are able to reap the rewards on the other end.  Win..Win!
